Boundary Conflict Resolution
We specialize in resolving boundary conflicts. Sometimes it’s a poorly written deed, sometimes it’s just a misconception. Let Richard take a look at your problem. I’m sure that there is an answer
Flood Insurance Rate Map
This is an example of a new flood insurance rate map or (FIRM). As you can see, these maps actually show structures. This map is an excellent guide for the flood zone assessment but the actual effect on your property must be verified by a Professional Surveyor. The elevation of your home determines the flood impact, the images shown on the new firms are only useful for guidance. Elevations drive the final determination and only a surveyor may make that determination.
FIRM Maps
This is an example of an older flood insurance rate map or (FIRM). When compared the new FIRM maps, you can see that it is impossible to determine if your property is in a flood zone without having an elevation certificate.
Elevation Certificate
Using your Elevation Certificate, You can file with FEMA for a Letter of Map Change, called a Letter of Map Amendment. It is complicated. If you prefer, we will file for you and handle all the interaction with FEMA. We will simply hand you the results. Filing typically takes 4-8 weeks depending on FEMA’s back log. We can even file a Letter of Map Amendment if you have an existing elevation certificate.
Fema
Smith Surveying is registered with FEMA and has passed all of FEMA’s audits. We are permitted to file an Electronic version of the Letter of Map Change. This Electronic process produces the same result as the paper version of the Map Change request but the process is cut from 4-8 weeks to 1-7 days. Our staff has the experience and expertise to prepare your elevation certificate and have your home removed from the flood zone on the same day. You must meet certain requirements to qualify for the eLOMA, give us a call and we will see if your property will qualify.
